Modern Rural Barn Conversion

We were contacted by a local estate agent who had recently been instructed to sell this stunning barn conversion, part of a large equestrian estate, in Latchford, near Ware in Hertfordshire. 

Early feedback from viewings suggested that the extensive open-plan ground floor, whilst being a key feature of the property, was causing confusion to potential buyers who could not envisage how to use the space.  

Our brief was to stage the ground floor to eliminate the dilemmas of open-plan living, and to appeal to a specific buyer demographic looking for a rural lifestyle but enjoying the benefits of the proximity to the nearby town of Ware.

Our approach to staging this large and unique space

• The vast, light-filled room with far-reaching countryside views was both a delight and a challenge to stage.  We needed to demonstrate the space and versality of the room, complement both the rural external environment and the sleek internal features and to create a lifestyle appeal to a specific and discerning market segment.

• We kept the colour palette simple; whites to enhance the space, light and existing finishes, teamed with black accents and muted brights for warmth and contrast.

• The prominent (and seen as problematic) central staircase assisted with zoning the space to enable us to create clear cooking, dining and relaxation areas within the very large area.  

The result: a quick and successful sale

• The property, despite being deemed as potentially difficult to sell, went under offer within 8 weeks of staging.
