Our client, now based in Australia, was returning to sell a property they had lived in for many years before emigrating and renting the property to long term tenants. After the tenancy, a decorating team was brought in ahead of staging to freshen up tired walls and create a clean, neutral base throughout the home. With the seller based abroad, the goal was a quick, successful sale — so the property needed broad market appeal to generate strong interest and competitive offers..
The challenge - the seller was short on time
The tight turnaround meant coordinating closely with the estate agent and decorating team so staging could commence immediately after the refurbishment had completed. We were able to install the day after the decorating had finished, with agent then able to photograph and get the property on the market within a couple of days.
Our approach - reflect the innate grandeur of the property
The brief was to reflect the grandeur of this Victorian property while appealing to buyers seeking a classic, opulent lifestyle. A warm palette of cream, beige and blue was chosen throughout, allowing the spaces to flow seamlessly from room to room and creating a cohesive sense of elegance from the moment you step inside.
The high ceilings and tall windows were the standout architectural features, so sheer window dressings were used deliberately to enhance the natural light enjoyed in all the rooms. In the living room, the fireplace was treated as the focal point, with console tables and mirrors positioned symmetrically to each side.
Every piece of furniture was chosen with scale and proportion in mind; essential to achieving that classic, opulent feel rather than overwhelming or under furnishing the space. A ‘dead space’ on the second-floor landing was reimagined as a working-from-home area, making practical use of every corner of the property.
The principal bedroom, set within a modern loft extension with its own private roof terrace, offered a deliberate contrast to the period rooms below. This space was dressed to feel connected to rather than at odds with the rest of the home, tying the Victorian character and the contemporary extension together into one coherent scheme.
