The brief: help private sellers achieve a sale after 133 days on the market without a single offer.

Our clients were retired private sellers who had let their apartment for six to seven years and, despite being UK-based, travelled extensively and had little time to dedicate to preparing the property for sale. After 133 days on the market with only one viewing, they were ready to change agents and wanted the apartment staged to appeal to a broad range of buyers and achieve a fast sale - this is where the Property Presenters stepped in.

The challenge - having been a rental property for years, the apartment was more drab than fab

  • The apartment was filled with tired, uninspiring landlord furniture that needed clearing before staging could begin. With the clients travelling extensively, they had no capacity to manage this themselves, so we handled the full furniture removal, allowing us to install the staging inventory immediately and have the property photographed and back on the market within days.

Our approach - create a space to inspire!

  • The only existing colour in the apartment came from navy blue tiles in both bathrooms and the kitchen, so we built the palette around this blue tone, introducing a complementary terracotta in the second bedroom through cushions and art to add warmth and definition.

  • Double-aspect windows in the living room and generously sized windows in the kitchen and both bedrooms flood the apartment with natural light, and the updated furniture and dressings enhanced this sense of space and welcome.

  • The original furniture felt dated for the era of the building, so we selected more considered, contemporary pieces to suit a 1990s apartment and appeal to our target buyer - working professionals based in London.

The result: a quick and successful sale

  • Once the apartment was staged, professional photography captured the transformation, and the property was relaunched with its new agent.

  • Multiple viewings followed within days, a stark contrast to the single viewing recorded over the previous 133 days.

  • An offer was accepted just 10 days after relaunch, £10K over the asking price, demonstrating the impact staging had on both buyer interest and perceived value.

What the client said

Leigh, you and your team have done a fabulous job staging our property! We have accepted an offer this morning and we’re delighted!  Our agent’s feedback is that the staging has had a massive impact on the interest in the flat, and they have had multiple viewings weekly since it was re-marketed
