Our client, an overseas private seller, had the property on the market for three months without interest after moving out and removing most of the furniture. Buyers struggled to visualise the empty rooms, particularly the awkwardly proportioned second bedroom. With mounting utility and council tax costs on a vacant property, they needed a quick sale and a fresh set of listing photos to help buyers see the space's potential.
The challenge - let the period features do the talking
Working with a proportion of the client's existing furniture, we built the scheme around their established neutral and grey palette - a warm, welcoming base that let the period features do the talking. The target buyer was young professionals or downsizers looking for a move-in-ready, low-maintenance home with character.
The open-plan kitchen/living/dining space was the star of the show, with large sliding doors flooding the room with natural light and framing the garden beyond. We kept furniture placement and sightlines open to let that light and view do the work. In the principal bedroom, a beautiful bay window and original period fireplace were the focal points, with staging kept simple so as not to detract from these features.
Bedroom 2 was on the smaller side, so rather than downplay it, we dressed it with a full double bed and matching bedsides proving the room's capacity to buyers rather than leaving it ambiguous or, worse, styling it as a "box room" that undersells the space. Room-by-room, we prioritised pieces that reinforced scale and function over pure decoration.
Blending in art, soft furnishings, and artificial plants across the property tied the existing furniture and our rented items into one a cohesive space, adding depth and warmth to what could otherwise have read as a patchwork of old and new.
The result: a quick and successful sale
After sitting on the market for three months without a single offer, the property was staged and went under offer shortly afterwards. The property sold at almost 16% over asking price (a difference of £12k!)
The client's <£4k investment in staging returned £12k over asking - a 3X return. Both the agent and client were delighted with the outcome.
