When it comes to selling a property, effective home staging can make all the difference, but not all properties should be staged the same way. The approach differs significantly depending on the location of the property.

We work nationwide but predominantly in the busy southeast where there is a diversity of landscapes from vibrant urban neighbourhoods to serene countryside and understanding these nuances is key.

Town: Emphasising convenience and modernity

Urban environments buzz with energy, convenience, and accessibility. The typical city buyer looks for a property that serves as a comfortable, efficient, and well-connected haven amidst the lively pace of city life. They’re also looking for a lifestyle.


Maximising space: In cities, where space is at a premium, we often focus our staging on maximising the usability of every square inch.  We use sleek, multi-functional pieces positioned to create an open, airy feel. Mirrors can be strategically placed to amplify light and create the illusion of more space.

Highlighting modern cons: Urban dwellers often look for modern comforts and amenites. Highlighting contemporary aesthetics can appeal to this market so we opt for a modern look, with clean lines and minimalistic designs that resonate with a cosmopolitan lifestyle.

Creating a retreat: Despite the love for city life, sleep is vital. Urbanites still appreciate a tranquil space to unwind. Creating an inviting, calm atmosphere through neutral colours schemes, comfortable textures, and subtle lighting can make the property a desirable escape from the rat race.

Country: Enhancing character and getting closer to nature

In contrast, rural properties appeal for their natural beauty and rustic charm. Buyers are usually looking for homes that offer peace, space, and a deep connection with nature.

Accentuating character: Rural homes often come with rich histories and unique features like exposed beams, thatched roofs, or stone fireplaces and we always aim to highlight these features, not hide them. We use furnishings that complement the property’s character without overshadowing its natural charm.

Emphasising warmth: The idyllic countryside setting is perfect for working on cosy vibes.  We invite buyers to imagine themselves enjoying a serene lifestyle, perhaps picturing a chilly evening by the fire or a sunny morning in a breakfast nook with views of the landscape.

Integrating the great outdoors: One of the biggest selling points of rural properties is always the surrounding countryside and gardens. We sometimes include setting up outdoor seating areas or a garden space that showcases the potential for indoor-outdoor living.

Tailoring the Approach

Not every city apartment is modern and full of glass bricks - nor is every city buyer seeking that. Likewise not every buyer looking to move the country looking for a property with traditional beams and roses round the door.

We’ve recently worked on two great examples that go the other way - a period property in the heart of the city and a modern new build in the heart of the countryside.

New River Head

We recently had the privilege of transforming the former headquarters of the Metropolitan Water Board into an exquisite luxury apartment complex at New River Head, a prime location in the heart of London. This building was at the end of the river that brought fresh water from the Hertfordshire countryside into London.

In this project we were able to blending stunning period features with the contemporary urban living. The grandeur of high ceilings and original ornate mouldings and fabulous entrance lobby  was preserved and accentuated with modern finishes and sophisticated design elements that appeal to both aesthetics and functionality. Our approach was to create a space where an imperial world meets the contemporary. We were careful to balance the property's historical essence while providing the comfort and luxury expected in a city apartment.

Arches Hall Stud

At Arches Hall Stud, the focal point of a wonderful statement glazed staircase, made it hard for potential buyers to envisage themselves there. When empty it seemed vast and hard to imagine. We were able to carefully construct a lifestyle narrative amidst the huge (intimidating) empty swathes of luxury porcelain flooring.   Creating a seating area that focused on the tranquil surroundings of lush paddocks and expansive views over the stunning Hertfordshire countryside and laying out a dining area made it simple to imagine gatherings . We were able to create a feeling of flow which highlighted the beauty of the stairs rather than an obstruction.
